I never like the land near Pueblo...unless you are talking about Westcliffe or Silvercliff. Never saw enough elk or deer to want to hunt there.
You might consider some of the smaller towns near Grand Junction or Montrose.

Anything that has elk near grand junction or montrose will set you back a lot. Real Estate on the western slope has shot to the moon. Natural Gas and Energy boom has set in.
I'll toss you a bone though, from the local paper. No interest or idea what is is.

A good price for open undeveloped land is 1000-2000 per acre. Any more is too much any less I would be asking LOTS of questions. Here in Colo the higher the elev the higher the price. If the land has a view the price is higher. Smaller parcels sell higher as God is no longer making land.
I too am seeking 10 acres or so in the mtns and patented mining claims are the best land deal going, for me. I hope to buy next yr with or without a partner. As long as I am near BLM land near the Divide Ill be happy. One place I looked at last summer was cheap but was at 12300'. So it would be seasonal at best and acess limited as I had to cross a closed BLM trail to get to the mining claim. Lots of legal stuff to consider.
Call me at 719-369-2715 if you wanna talk about land more... And no I am NOT a R.E. Salesman.

That was a nice home! As far as unit 55, my buddy lives in Gunnison and tells me that there are a lots of properties for fairly cheap. Good luck to all with the great search for land.
