I am looking for a lease around Magnolia or the surrounding area. One lease will be about 500 acres and the other about 4000 acres. I would rather all of the 4000 in one block or two sections not too far away. The 500 would be all in one block.
I was told that the Timber companies and the paper companies would be my best bet. What do ya'll think and do you have any companies names and phone #'s
Thanks

Hummm stone cold hard order in that area. i lease 2000 in ouachita and it took me years to get one big block leased. the best scenerio would be a hunting club going down and you snatch it. but more than likely someones all ready got that covered.
But you could call NEELEY forestry in camden ark, they lease alot.
deltic timber on peach st in el dorado , talk to greg humphreys.
IP is now in georgia i would have to look up that address.
I would find an area you want and then buy a platt book at the court house for $ 35.00 i think. and look at who owns the tracts your interested in. the county assesors office will give you a good owners name and address if you contact them. then either contact the owners by mail or phone( you'll have to search that one out , they won't give a phone #)
it's tough i'm telling you from experience. i do all the talking with my lessors my hunters DO NOT talk to them. i will boot one in a half a second if i find out they contact them. i have developed a relationship with them and a trust. thats why i lease several hundred acres for $2 @ acre. they know they could get more but i watch there land like it was mine. and i am not a fly night lessee.they know every year i am there.
how many hunters do you have? your talking about a chunk of money for 4000 acres. at $3 avg an acre thats like $12,000 @ year .
man if i can help you anymore let me know.

SC,
I lived in Magnolia for a few years and most of the timber company leases were from either Delta Timber Co or Georgia Pacific. They went for around $2.50 to $5 per acre. Check at Steve's Outdoors and he should turn you on to something.

Paper company may be the best bet, but contact all the consultant foresters in your area. They manage large estates and may have a tract or two. Some banks have trust departments that have access to tracts of land. Run an ad in the papers. Some of the consultants (they usually work on a percentage) may give you special consideration if you offer more $$$ per acre. A lot of information, names and addresses, can be gathered from your local county forester or your agriculture office.
