I was in pike co. the other day and the 1st. farmer I asked said sure you can hunt ,He has 2,000 acres .I jumped a large buck scouting and putting stands up.I can't wait to be in those stands.I look at itlike what do I have to lose by asking .I do know I have a lot to gain. My friends call me lucky,I say no I'm just not a quiter.

If a big epidemic ever hits that cuts the deer population in half and makes it much harder to get a deer (especially a big rack) you will see a drastic reduction in land prices and leasing and a lot fewer POSTED signs. If the deer population in southern Illinois dropped to circa-1980 levels, you would see woodland selling for 600 and acre instead of 2000 to 2500 an acre

If the property is world class - meaning you stand a great chance at a B&C type whitetail, then that price is the going rate in Adams county. The problem with Adams, Brown, and Pike counties is that outfitters are willing to pay $30/acre for junk ground, because they can. The truely good stuff goes for between $40/60 and even sometimes as much as $70 an acre. So-long as guys will pay it, it will keep going up. That is the case with anything....

Yep and everybody has their price. I won't even consider leasing my small piece of ground although people have asked. But if it hits 100 an acre for a lease, then i might fall off my high horse[:-]

Well, at this point my property is one of the few in the entire area that doesn't have posted signs. But that could change if the right fanatic with the right price shows up [8D]

It's all about supply and demand and some folks have an endless supply of cash .All my extra cash and then some goes to hunting,but by the time I get there with tags and all the small things ,I am broke .I have hunted from maryland to alaska and never payed an outfitter. I'm sure things would be diffrent if I had the cash.
