OK guys - it looks like I might have the chance to pick up about 1100 acres in the Northern Neck this season. Before I go any further with the landowner and look like a fool I need to make sure I can cover the lease. I sent a email to everyone on the email list this morning, so if you did not get it let me know asap. If you are interested in this tract (it is bordered by several hundred acres that they allow no hunting on and some government land on the other side so pretty much it is isolated except for a tiny bit of the front side from any other huntable properties) Let me know asap so I can decide to move forward with this or not. Dues will not vary any, but you will have access to everything we lease - 4500 acres in Nelson, 700 archery only in Cumberland Co and this 1100 acres in the Northern Neck - which might be archery only or extended archery before gun use or follow state suidlines, I am having a lot of call from guys for archery only areas so if that is the way everyone feels who is interested then thats is what we will do, just give me some input.

All I can say is it has been a interesting day to say the least.
I have been given a chance to pick up the 1100 acres in the Northern Neck near the Warsaw area for a reference. This afternoon I was contacted by another landowner who is finally responding to my offer from a few months ago. This time we have the chance to pick up approx 850 acres in King George Co. This tract will be archery only per the landowner. It is broken into several tracts one large tract with beans in the field, a smaller tract with beans in it, two other tracts that are woodlots. This property has not been legally hunted in 6 years now. I have hunted it in the past and it held alot of deer and some nice ones, I can only imagine what might be lurking in it after 6 years.
So at this point if there is enough interest we can pick up 1950 acres in the northern neck with a large tract of it being archery only. The king George Tracts are only about 15 minutes or so from Fredericksburg.
I am trying to see who is interested in these tracts. If you are please email me and let me know.
Funny how all this time I was trying for land in the 'neck and couldnt get anything to work and within 24 hours have two large tracts offered. Remember we already have 300 acres in between these two that we get starting next season. I guess this is better than loosing the chance at land lol.

OK guys here is a update for everyone -
The 4500 acres in Nelson we are going to pass on at this point, it seems a coalition of local clubs in the area of the lease have gotten together and decided they wanted the tract worse than we do. I spoke with officials from the company that owns it and it seems as if a offer of either $61,018.44 or $65,533.44 for the lease per year was made (comes out to either 13.72 or 14.72 per acre or in that neighborhood) Like I said they must want it alot worse than we do. I turned down the chance to match the bid as I feel that is crazy for that amount of land. I wish them nothing but the best of luck on it, but my goal is for us to start purchasing land in 5 years or so and would rather save money for that cause rather than waste that amount on a yearly lease.
Now for the good news, I picked up 1100 acres just outside of Warsaw for sure today. I spoke with the landowner about a hour ago and he offered the lease to us. So that means some nice property closer to home now!!
I also have the 700 acres in Cumberland Co. a few miles off of route 60. This tract will be archery hunting only.
I also have the 160 lease in Madison Co. that is archery only.
Those three are done deals unless I don't come up with the members but I am only short a few people so I am in great shape.
If we get those paid for I have the chance to pick up 850 acres in King George Co that will be archery only as well, if we pick this up I know there is a few hundred neighboring acres we might be able to get by next season to go with it.
I am disappointed in the whole deal with the Nelson Tract, not so much because we lost it, but because i have so much time invested in scouting the tract and traveling to and from meetings with the landowners Representative and not spending any time working on anything else. But I guess live and learn, if it seems like a dream come true there is always a hitch somewhere.
Anyway we still have some great places for the club to hunt this year and depending on interest in the chance for local land I can work on more of it but I am not wanting to try to pick up more than I have interest in. I am getting great responses from landowners from the whole primitive weapons and archery only aspect on some tracts!
