Deer Club Memberships for 20 people at 600
or 10 at 1200

no lodging, stands, or anything

Saturday, July 14 will be the first club meeting.
At this time all prospective members may tour the land. a meeting will be held after the tour to decide on the direction of the club.
Stands/ placement and rules if any also the number of members and guests.
Membership dues are due at this time.

A Decision was made to Timber the whole Place over the next 3 years. The Timber Co. is also retaining the Deer rights during this time.
It worked out for the best getting it cleared and cleaned up at the same time. Would have cost allot to remove stumps. 1200 acres replated in pines.

The Timber co. Made a good deal on their part. Timber prices are low right now andthis tractcan be cut at anytime over the coarse of the 3 yr contract. However, i am no dummy with their game.
Contract states no more than 33% can be cut per year.
If they decide not to cut they can't cut no more than this at year 3.
it was sold as an estimated present and future value including hunting rights.
I think i did well getting more than 50% of the value of the land and having 50 % replanted in pines.
No Timber Reserve.
Loading Decks must be completly clean within 6 months
Finevoid of contract
200yd width on main road must have all stumps and debris removed within6 months of inital harvest.
Finevoid of contract.
The main road is 6.5 miles with 19 1/2 acre loading decks. Should makesome real nice habitat in a couple years.

Is this a Plum Creek tract you bought? I've never heard of some of the agreements in the sales agreement, but depending on price, etc you might have been OK. Anybody that thinks they can predict timber prices over two years down the road would make a good snakeoil salesman.

I don't know what they called the tract. It was bought from a person and was not up for sale. I would say that it had very little pulp wood. just about everything is saw logs. Hardwood has fallen off and that is mostly what it is. we did leave allot of wood out. 100 yd buffer on the creek and some of the biggest oaks scatered were the driveway will be. I can not predict what timber will be in the future. I bet it will go up as soon as huricanes start hitting. I know one big problem here now. It is so dry that you can get in a log most any place you want.
The timber business is dificult. The land owners most always think they got screwed. What a mess most contractors make. The saw mill also has it's ownproblems. The timber consultant gets caught in the middle.
Every time i am involved with this process, I have the consultants and the contractors meet with me and the land owner. A open discussion takes place so that there are no misunderstandings. I have stoped the contractors from cutting or hauling and getting their equipment out untill issues have been resolved. It has been dificult at times but, always been resolved real quick.
