Hi, I am new at this so please bare with me if I ask stupid questions. I have 540 acres of wooded land here in Kansas that has tons of turkey and deer that has never been hunted. We see them everywhere, and our neighbor put cameras out this past fall, so we have pictures of both. The land has never been hunted and we would like to sell some spring turkey hunts. We have ads a craigslist. Our location is unit 6 for turkey hunting. Is there a better place to place ads? We are not hunters. We are clueless, and all we know is there are a lot of turkey walking around and have been for years. How much do hunters pay for hunting turkeys? The land is farmed with wheat, corn and beans in, out and around the wooded areas every year. We have 3 farms, 1 is 95% wooded/timber and 5% crop. The other two are 50/50. So, my main question is, Is there a site that hunters go to look at ads for turkey hunting?

Man,
If you had a cabin on the property would be the only way.
You could the. Sell what we call "unguided" turkey/deer hunts with lodging. Nobody's gonna pay to hunt a place if they gotta look elsewhere for a place to stay. It doesn't even need electricity but it does have to be something. Maybe if you had that I would pay around three hundred or so to hunt your property for a whole week (six days normally in the hunting world because of sundays) and it also wouldn't be for just turkey if I'm hunting ill shoot whatever's In season I mean if you aren't actively managing the land and don't know jack about hunting this probably isn't the route for you.
If I had that and I were you i would lease it, maybe 2000-2500 a year that way you take in cash for nothing every year and somebody or a group of people would have all hunting rights to the land while you maintain ownership. A "hunting club" is normally a group of guys who split between all members equally the price of the lease, if a guy drops out prices per "member" adjust accordingly but that doesn't matter because you still get yours either way. I mean make sure your getting the land taxes paid for out of the deal and then give yourself a profit for the year that fair to you and the other guy
As for advertising you found it buddy theres a classifieds section here and a bunch a wild boys rarin to go
I think you will find it will be VERY easy to lease up your land. Everything can't be a business venture, I mean sell it too **** if you ain't got no use for all that meat just going to waste. hunters aren't probably gonna come to you for a single hunt is what I'm saying. There are much better options from experienced people.

But just lease hunting rights only, make sure to have that in writing.
That way you would know you has respectful people walking your property and also a group I men traversing your forest will help safeguard from trespassers guys with leases are really serious about trespassing. And if you want them to abide by certain rules when hunting your land get that in writing and boot them off if they real a rule. Like wanton waste, littering, cigarette butts even if you don't want it happening it doesn't have to.
Make a place for then to park so you ain't gotta be bothered with ten pickups at four am

Thank you for all your help. I have some more questions... The turkey hunts would not be guided, you would follow us to the farm from the local motel, and rest would be up to you. We would provide you with the phone numbers of the two local motels. Around here, they are selling 3 day turkey hunts for 900.00 to a 1000.00 that includes lodging and meals. We would charge around $400.00 per hunter for 3 day hunt for a non guided hunt and an extra 100.00 for a second bird. What are your thoughts on that?

Also, as a hunter, would you rather pay 1750 for a 5 day deer semi guided hunt without lodging (you pay the hotel), or 2500.00 for the entire deer season (along with 4 other hunters at 2500.00 each, like a lease (you pay the hotel))? Here's the issue, we have the land, we have tons of deer and turkey, if we sell deer hunts, I'm not sure how to get the deer out for you, or do hunters worry about that?

3 days, 2 birds, unguided, no meals and lodging..$500.00 is fair. Are their meals and lodging close by?

You're gonna be limited to one or two hunters a weekend with just 540 acres. That's not a lot of land in the turkey woods. Those birds will change once spring gets here and spread out. You put a lot of pressure on them and they'll go silent and/ or move.
Leasing for the deer season will be the way to go...a lot easier for you. You need to have some idea of deer movement, so do your homework. Finding sheds now will let you know travel paths.

not being an ass but i personally would never do that.
I'm giving this one a big thumbs down.
fyi if the whole lease would be 2500 and there were ten guys
each guy would pay 250 cash, for the whole season!! 2500/10=250
so umm as a hunter yeah id rather find a lease to split with some guys because it would cost me just about the same for a whole season as hunting your place for three days....
