Deer lease opportunity....What would you say?

Man, you should have taken them up on that, what if somebody else drops out next year and you can move your tract. 2200 Acres is alot for the amount of people you listed. Especially bowhunting, thats the way my lease is and I kill deer, not the best spot in the entire lease but I kill deer.

I think the ship sailed and you missed it.Thats cheaper than taxes on your own land. When the next spot opens up I'd take that also. and have a three hundred acre Paradise for $120.00 a month.

Try to get into a "co-op" with your neighboring tract owners--voila, you have something moving in the right direction!

146 acres (your fair portion) is enough to build your own sanctuary and plots, etc..........and turn your patch into a real honey hole. When they do venture off your patch though, at least you know the sub 100" deer your passing aren't going to get shot. Win/win in my opinion.

You would have enough control over a large enough piece to make a much larger difference than what you will be able to do at your patch at home. I'd try to understand the costs, and if I could afford it and it made sense, I'd think real seriously about it. I'd of course be much more interested in buying, but if I wasn't in that position a lease can be a great situation.

If the ship hasn't sailed, inquire to look at "your" piece and then decide.

I think your right in your thinking however, it could surprise you as well. Perhaps the guys are set on "their" tracts and the piece offered was the worst piece to begin with. I would have caution but check into it.

I just got off the phone with him....and here's more.

1. I am going to look at it.
2. No place to plant on this tract. Mountanous terrain.
3. Not 146 acres....more like 120.
4. Borders 420 acre tract.....that borders another 4200 ac tract. Don't know who's on them.

This area is also close to the boy scout camp land (part of the 4200 ac tract) that has NO HUNTING.

I'm SURE there are some good deer in there.....but ALL .....EVERY ONE of these guys is baiting. He told me so. So......one guy who chooses not to vs 14 who bait. If it's as most of you guys make it out to be.....woudl I stand a chance?

I'm still going to look at it. This gives you access to the clubhouse......all that jazz. I'm sure i could take guests (control over my area).....but if they can....I'd like to know how many. 1 guy on 120 acres is one thing. 3-4 is another

I think baiting is overrated..I mean come on....during the pre-rut, rut---the bucks have a choice to go to a bait pile full of god knows what in the daylight hours vs.....running after an estrogen induced female? Thats a no brainer for the bucks!

Maybe if you get in on this tract and someone later decide that they want out, then you could bump to their tract. Kinda like giving promotions in house before looking to hire off the street. Just a thought...

Are you allowed to remove trees to create a food plot or two? How about removing non-mast producing trees to open up the forest some to spur undergrowth?

If you were to lease this and put in a LOT of work to getting it to produce can it be "taken away" through non-lease renewal?
