Keep looking some times it takes a while to find the right piece of land.
Look at wetlands or other pieces that can not be developed.You will only need a small parcel to build on and the rest is yours to hunt forever.

Land ownership is one of the greatest freedoms you will ever have.

The first deer you kill on your own land is a very special one.

This thread took it's own little life. I was refering to buying rental property in towns that are the feeder trails for the deer. Not only will I have the rental income coming in monthly from the house rental, I will a great hunting spot.

I can say that I am looking at a chunk of land for the seclusion and hunting.

I bought 180 acres in N. Central KS. 3 years ago, for $575/acre. My brother farms it on a 1/3 to 2/3 share with me. It's darn good hunting, and real good farm ground. There is more land around there for sale now, for instance there is a half section of great hunting land for sale for $800/acre and there is another 1/4 section for also good for $900/acre.
So in just 3 years, land around there has gone up about 70% in value!
If I could afford more land right now, I'd buy the half section in a flash.
It's a great feeling hunting YOUR land, and getting returns on it to boot!

The reason why the yanks come down there to buy at a bargain is because everything is so high up here. After we kicked your butt in the Civil War all youConfederates flocked up here to be on the winning team and drove our prices through the roof. Whats good for the goose is good for the gander. Now don't get your knickers in an uproar all you fine southern folks. I was just making a small joke.
That's only 'cause you carpetbaggers came down here and stole all our land after you burned our farms and raped or women. ( I too am only jesting so don't get your flannels all in a bundle )


Seriously, I understand the desire to sell a small ranch style house and come down here and buy a 3,500 sf house with the same money. I do my best to try and teach them to abandon their agressive northern ways and embrace the genteel, relaxed southern way of life. Yes ma'ams and sirs, iced sweet tea, and ya'll.

You guys don't know expensive, some land around where I live goes fo a half mil for 1/2 acre!?!?!?! I'd buy the land at that price today. I can't think of any piece of real-estate that is worth less now thanit was 20-30 years ago so where can you go wrong?
