Usually when you lease hunting rights to a property, you have sole rights to be there. Normally around here, they will not allow you to go out and alter the property but that is something you have to work out with the property owner. As for what you will pay, that depends on where you are too. Depends on what the property has to offer, and what the land owner wants. All you can do is speak to some property owners and see what you can work out. I have had leases in the past that didn't cost me a dime.

The idea of a lease is that you have complete hunting rights to the property, unless it is otherwise stipulated in the lease, you don't share hunting with anybody you don't want to. I have some land leased for $6.26 per acre and some at $10.00 per acre.

Once a year would be the shortest term. Some people prefer 5 year or 10 year leases. As AF Hunter mentioned, most don't want you to change the structure of the property, but if you talk to them, most won't minda food plot here and there.
