Missouri Lease - Weekly or Season

We currently have an opportunity to lease a great property in Missouri through a good friend of ours, Joe Gizdic, owner of Tall Tine Outfitters out of Roodhouse, Illinois. Since this property is so far from Joe's guiding area, he does self-guided hunts on it. Typically he does weekly hunts and he's willing to give a great discount to anyone who we send them. Additionally, however, he's willing to sub-lease it to us entirely if we prefer to just get a group of guys those want it for the full season. It's about 518 acres managed for trophy bucks for many years already. One booner was killed off it last year.[/b][/b]
Joe just wants to re-coop costs. The full bow season rights - $2000.00[/b]
Full gun season $2000. Combo - $2500. He wants as few people as possible to keep pressure low. Just a few bow and gun hunters each.If a guy wants just a one week rut bow hunt, $1500. Located in Linn County[/b]
Lodging is provided.[/b]

Is this lease still available? Would Rod consider 4 men, each with a son ranging in age from 7-12 too many. The boys would only hunt youth season rifle. We all prefer to bowhunt, then muzzle loader late season. That means normally 4 at the most.
We are just weekend and holiday hunters, as work prevents more. If I understand, the property could be leased for $2500 annually? If so, what agreement would be signed? We have one person who needs to use an atv to get around, would this be an issue? We usually take them to retrieve anything we harvest.
Please let me know the status and payment structure. Our old lease required 50% by July 1, and the balance before November 1. If there is no down payment needed to hold the property we would assume the total amount due on a specific date each year. Looking forward to hearing back.
