? about Hunt Clubs

I have been looking at hunt clubs in Florida and noticed that they were a land owners hunt club. It says that you buy a lot and then pay annual dues. Is this common? I saw one call River Ranch in Florida and a couple of others. What do other people think of this? It seems like a good deal if there isn't 10000 people hunting on the property. Thanks for your input.

A Private Club my father Started 20yrs ago was based on owning a share of stock in the club.
the club owned 300 acres, clubhouse, kennels, and equipment
the club also leased several tracts within 5 miles
Stock was 1/30 of value of real property
Club Dues per year started at $500 when we got out it was over $8000 per year
Club worked great and the members had control of everything.
It was limited to 30 members.
Private club memberships are high but, it also costs alot to have what the club needs
