The asking price is $966/acre. I have looked at similar property in IN, MI and OH, and I have seen nothing near that price. (2k/acre is the lowest I have seen, and most of that is very wet/swampy). It wasn't too long ago that you could buy land at that 1k price in the northern IN/southern MI area but in the last few years land of that price has skyrocketed. I guess what I am saying is that I bet you can't go wrong buying it at that price. |

Thanks to everybody for their input. If I do buy any land down that way I'll be sure to be a good neighbor. It's the same here in Vermont. If you're considerate of posted property and ask for permission to hunt, unless the owner has an army of hunters hunting the land already, you'll most likely be given permission. Most landowners just want to know who is on their property.

I've hunted Allegany county for many years. It has great potential (state's record typical and non-typical both come from this county). However, the older deer are few and far between. I've seen a few monsters taken, but considering the number of deer taken each year, it's darn few. 99.9% of hunters in this area, shoot first and ask questions later.
Land prices can be fairly cheap. That's because it's one of the more depressed areas of the state. Low population and very few jobs. The price you were quoted seems inline with other prices I've seen. An awful lot depends on the individual piece of land. It is a beautiful area and if you don't mind having nothing but juvenile bucks to shoot at, you'll probably love it there. |

There are big bucks in the area. I have a piece of land in Alleghany. Sheds have been found in the 130 class. But finding big bucks after hunting season starts is the problem. these bucks are very educated. If you buy enough land and can successfully keep people off your land (easier said then done), you should run into some big bucks. Another problem is that there is so much wooded area in the area that finding travel routes is very difficult. A lot of scouting is needed. 1k per acre actually sounds a little expensive to me for the area.
