Sweet, that oak ridge explains all the stands down there and rightly so.
Having bedding to the east is good, but will be tricky with a prevailing west wind. Do you ever get a NE or SE one? Oddly enough(and fortunately) we seem to get them more than expected….which for me is good cause my lands are laid out for east winds. But I digress. You should be able to work them on a N or S ‘cross’ wind as well from that side.
On last thing about that no hunting land. Picking a spot above your yellow line along the property border could work out well for a rut spot being on the downwind side of a bedding area for bucks scent checking it.
