Well Butch considering it's a holiday I'm looking to hear back from Mr. Freeze the property owner early part of the coming week. I'm trying to setup a visit to the property.
As he stated (I was notified that unless the overtime is dropped they will not renew. That being the situation, the property will be available.) I'm only planning to a Yes we'll take the property. Oh and just put your change aside so you'll have it come time to sign the lease which I have done as well tucked my change away with great anticipation of acquiring a lease. |

Yes it sounds good, the only thing is that you cant use rifles, or shot gun slugs! in Louisa county but you can in the farmville area. When will we know for sure if the other group backs out?

Here's the run down gents!
Mr Freeze: David, I attempted to contact you by phone unsuccessfully this morning. I have shifted the emails to my personal email to where I will be able to better monitor incoming mail. Please use this address in the future. I use the other to minimize spam. Regarding the lease. Let me know what you need as far as information. I want you and your group to go to the property and determine that you do want it. I would like to establish a long term lease with someone so that they can use the property to its maximum potential and to where I will not be having to put it available for lease. By reviewing the emails, I am unclear if have have the same lease rate in mind. I do need $5 per acre base rate and I need to get to $6 but that can be done over time. There would be a small fee for insurance but that is only 30 cents or so per acre. Currently I am leasing my other acreage from $6 up to $8, the $8 leased acreage would bring in $10 to $12 but it would abuse the current hunters. I am not greedy and I do not frequently increase the lease rate. I am more interested in having someone that will look after the property, hunt safely and pay the lease on time. I am available to review the property Saturday morning my earliest, then I'm off to NC at 12 noon deep sea fishing for my club fishing trip of 24 hours. I won't return until 1 am Monday Morning Sept 13, 2004. I've already called a few members from the numbers I currently have, let's keep the communication line open as it's vital to coming together on this. So here it is, 322 acres @ 5 per acre $1610.00 for the year lease with an additional .30 for insurance of $96.60 brings the total to the sum of $1706.60. Ok update!! I just got off the phone with Mr. Freeze and He's not going to be able to be available for the visit he lives in NC.. However he will provide us all the maps, exact locations etc of his property with the bounderies. I will get this in email format but I won't post that information for reasons I'm sure your aware of (Other Eyes)..lmao We can visit the property any time at our convenience, Again as stated he's looking for a group who will take care of the property as their own etc., as well. Just Imagine what we can do hmm... BowHuntr, Yes Mr. Freeze seems to be the type of land owner who's willing to work with us nothing but great communication between us thus far. |

this sounds like a good opportunity, just keep in mind the "net" acreage available for hunting before we open this up to more than 10 people.

Ok I spoke with Mr. Freeze for a few hours he said we can manage the land as we feel without damaging the timber etc.

The road running parallel to the Y is travels down through the boundaries. 1. Exit I-85 via ramp at sign reading "Exit 4 VA-903 to Bracey / Lake Gaston" and go 0.2 miles 0.21 mi (0.34 km) 2.Turn right on VA-903 and go 7 miles 6.60 mi (10.63 km) 3.Bear right on VA-626 and go 11 miles 10.67 mi (17.18 km) 4.Bear left on VA-665 and go 0.7 miles 0.70 mi (1.13 km) 5.Turn right on VA-667, Lake Gaston Dr and go 1.0 miles 0.99 mi (1.59 km) 6.Turn left on VA-718, Hammack Rd and go 1.4 miles 1.37 mi (2.21 km) From the small bridge on Hammack Rd you will see a fairly nice brick home on the left north side of the bridge. The property starts in the cove behind this house and then continues around the small peninsula approximately 2000 ft in a west and northwest direction. The area with the large hardwood trees was understated earlier as there is approximately 25 to 30 acres, the balance of the property is in planted pines that are 15 plus years old or in natural regeneration mixed trees. As you travel Hammack Rd north the pavement will end and you will see an antique gas pump at a private drive on the left, continue on Hammack rd 1100 Feet past the pump and on the left will be a logging rd with a damaged gate lying on the ground. This is the entrance from the East Side of the property. Take this road and the 186 acres of leased land is on the left side of this logging road and this road will lead to paved state road 665. There is a locked gate here. The 136 acres is north of this logging road and is accessible from hwy. 665 slightly north of where the logging road intersects hwy. 665. Hope this helps. Can someone assist with converting his directions from Nc I-85 to the property from Northern Va, Richmond Etc? I still have a lot of talking to do with Mr. Freeze he talks as much as I do..lmao great Man If anyone else would like to speak and get a feel for Mr. Freeze pm me and I'll give his number only to those serious about this. I'm with Bowhunter09..... I'm like HUH?!?!?[&:] This property is down in Lake Gaston near the Americamps campground (I've been down that way fishing with a buddy one time). This isn't Louisa County.... This is Brunswick County on the NC border!
VASavage270 and other northern VA Hunters: Get on I-95 south. Keep going. Keep going further through Richmond and down towards Petersburg. Just an exit or two in Petersburg, I-85 will split off. Take I-85 south all the way down to Exit 4 in Bracey and Lake Gaston. From my house here in the west end of Richmond, Lake Gaston is 2 hours max. Trust me.... a buddy and I hauled my boat down there and went fishing one time. It's the same exit. The same place. Same area.. Exit 4 in Bracey. Route 903 towards the Americamps campground and the marina. I went by Route 626 on the left too. So, I have a general idea of the location. If anyone wants to check it out further, let me know and we'll get together and drive down. I just feel funny because I was thinking it was near Bumpass, up near Lake Anna, and up in Louisa County. But still, it is a great piece of hunting property for the money. Butch A. |

I appreciate your patience. I have been working w/ several hunting groups prior to you contacting me. At this time I don't have any property to lease but that can change over the next several weeks. If there is a possible lease opening I will contact you. It was easier for him to mention that before I started calling him and leaving messages after he told me (David, I have 3 tracts Iam willing to rent.... 1000ac and the other 2 are 250 a piece August 2, 2004) Myself and Mr. Freeze will discuss the error in properties, I'm just hoping it's just that. But from his listing it was bumpass sorry again gents. |

Wow, the Bumpass Farm almost sounds to good to pass up at that price! It's disappointing that rifle/slug hunting isn't permitted, though. It looks like I'll be sticking to gun season this year. You know how it goes--bills first, muzzleloader second. :(
Still, I could go out with buck shot and still get some dinner. Just have to bring them in a little closer, which is fun in itself. I'm open to checking it out. I'll see what you guys are up to, and maybe we can all take a look. *** Jeez, Brunswick? That's a no-go for me coming from NoVA. I can make it to the north carolina border in hours from here..lmao of course I'm flying (speed limit 80-85 mph) and flashing my lil credentials..lol I'll leave this up to everyone to decide so I can let Mr. Freeze know we are not interested and thank him for his time. |

I am actually going to be meeting up with Dave at Quantico around 13:00 as we are both trying to qualify to hunt mainside... To me that is a bit on the far side as a primary property... maybe as a secondary it would not be too bad I do know there are some nice deer down that way though!!! I have a few leads in the area i am working with.. mostly waiting ot see if the other people renew or not... one I have put a small holding fee on in case the others do not renew it... The golf couse I will hopefully be hearing somethign back on at the end of this month.. I know its a last minute thing but atleast it will be a nice place to do some bow hunting .. it will be bow huntign all season if they decide to lease it. I have been calling different real estate agents that handle large chunks of land and trying to get landowner names or if the company owns it then see if we could work somehting out... most of them seem decent but say the land is already leased but I have two that say they might have some land I will find out this week on that.... Anything down you way?? Its sort of hard for me to get out like last year or sit on a computer to look since I am now a foreman I have to be on site alot more... but with all the rain this week I will have some free time to knock on more doors lol Justin ---------------------------------------------------------------------- Leases around the Richmond area and surrounding vicinity have been probably tightly leased since 1873! Congrats on qulifying at Quantico. Wish I had the time and ability to hunt bow this year, but it takes too much practice to become confident of a clean kill. Maybe some other day. For now I'll stick with Muzzleloader and rifle/shotgun.
I agree with others on this thread that the Gaston Lake property is too far for us Northern Virginians. Like others said, too much road time versus time in the woods. I'd still be interested in the Farmville plot or any other locations a bit closer to Fairfax county--preferably within a couple hours drive. Since I'm new to the state, I'm not much good at making suggestions. I'm mostly depending on you guys for the low down. If any other reasonably located areas become available, I'm still very willing to be part of a lease. Let's keep it going! |

good luck guys. originally i wanted to be a part of this group. but w/ work--i wont be able to hunt as much as i have in the past.
i also joined 2 hunting clubs (mainly to gun hunt) in fauquier and buckingham co). i also picked up 3 places to bowhunt in fairfax co and 2 in pwc close to where live. i also have 1 farm in loudoun county where the landowner wants every deer gone. if i and a guest dont take 10 deer each yr off it-he gets mad. so now i have all these places to hunt and not much time to do it. kinda pissed but work has to come first. again, good luck. |
