Taxes and insurance are included in the price. I am the one leasing the property. I am not the owner. The actual price of the lease is $2/acre. The insurance is around $800 and is included in the price. I do feel that $2/acre is a tremendous deal, but this company manages thousands of acres in WV alone and this is all they charge. So I'm not complaining.
We charge $250/acre and have 36 members. We like to try to keep membership at roughly 1 person/100 acres of land. 100% of the lease money goes back into the property. And it does have some of the best hunting in the state. We had two 170 inch deer taken on the lease last year which will rank among the top 10 bucks taken in the whole state last year. So its pretty good land. The most I had ever heard of anyone paying for a lease in WV (before this) is about $10 an acre and I thought that was high, which is why the $17 surprised me alot. I was then even more surprised that someone actually paid it. My hat is off to you. That was a great deal on your part. And you still have the house which you can rent out as well. |

If you are sure that you are going to be hunting forever...and you can even come close to swinging it...buying a chunk in WV is a great financial benefit.
1. There are still chunks in the state in that $400-600/acre range for sale. 2. The initial price is not likely to go down, and will probably go up. 3. You can timber the land at your discretion...making money to boot. 4. It is yours forever. Leasing is ruining hunting. The price goes up each year. Heck, you could find 8 guys to go into buying a chunk of land. Say you get land for $800/acre...that's $100/acre per guy. You buy 300 acres and that's $30,000 each. If you hunt for the next 30 years, that's only a grand a year...and it's worth more when you're done than when you started. My wife and I bought 82 acres that was adjacent to the 325 that we already owned about 4 years ago. We paid a $20,000 for it. That's UNDER $250 per acre. Granted...there's about 3 flat places on the land and no electric. But there are deer. |

I believe the $4 an acre for MW land is under what they are getting. Not sure where that came from. They are getting $8-$13 i believe an acre. I don't beleive I would pay $1000 for 60 acres but if the other 300 you could hunt then that would be possible. You should have made a clause in your hunting lease regarding injuries and damages. Your owners insurance should cover you liablity, so I wouldn't assume the cost of insurance in your lease. Just me personally but hey if someone wants to pay me that much to lease my property for a year to hunt then sign me up. Now deer hunting in Southern WV bow hunting only counties verses Mon County you are talking different game. There are people begging to get in on a lease in southern WV Bow counties. Again each their own, but I think you got a good price as the landowner.

As for MW (MeadWestvaco) leases my consutling forestry company does a lot of work for them. I am not on any leases on their land, but can only speak from the outside. The hunting clubs are very involved in their leases, controling gates and etc. I think it would be a place to hunt if you didn't have other options. Just the understanding that they manage their lands heavily so year to year your hunting area may change. You may have a new road through, your stand may be in a timber sale, or things on those lines. But for a hunting lease on some really good timber land I think you would be in good shape. Fair prices, just going to be stuck with the land that is left to be leased. Normally larger acreage leases so, don't expect anything really less then 400 acres. You can talk to about any timberland holding company and most of them do lease their lands. You can find one in your area and contact them to see. Just understand that these companies manage their property for timber and so you will see changes to your lease about every year you go back to it. You could also contact them and see their hunting lease clubs. Then you may want to pation to get into a club, but may want to have some back ground into who is in the club. They all have different rules and such.

terrystyerir, MeadWestvaco posts all of their hunting lease stuff on their web page. Go to www.meadwestvaco.com then go down on the home page some and you will see Land Management section, be the one on the far right. Click on that and then you will see a listing on your right, one of those items is Hunting Leases. You can go through them all there. Their WV properties are in Greenbrier, Fayette, Nicholas Counties

There are some clubs in the Burgoo(Webster Springs) area. I know some guys who are members down there. He told me he pays $250 a year+$200 a year for his camping space. So he is paying $450 for a spot that he has to share with up to 200 hunters. I think that was the max. amount of hunters they wanted.
I believe he said there was a good bit of property there. I was thinking he said 35,000 acres. But I am not exactly sure. Go to the WV Sportsman's forum. There are some guys there that can give you the information you are looking for. Tom. |

Again each their own, but I think you got a good price as the landowner. I talked to a friend of mine who is a lawyer. He told me I could write all the clauses I wanted to. The clauses would not keep me out of court if the person leasing the property wanted to creat a problem. And you might be right, I could possibly win the case. But at what price?? And if you have 60 acres of prime hunting that you can lease to someone. Then I suggest you put it up for lease. I have turned down over a dozen serious offers since I leased the ground. And a couple of the offers were for twice what I was asking. I hate to say this. And please do not take offense, because I do not mean this personally toward you. But the free rides for hunters are over. If people want a good place to hunt then it is going to cost them something. Please accept my apology if I have offended you by saying this. But I truly believe it to be true. Also the property I was talking about in the above post was in Webster County. I am not sure which timber company. Tom. |
