ILL lease help

Default ILL lease help

Looking at leasing 80 acres of timber with a cabin,full bathroom, kitchen,electricity and it will sleep 10 including the bunk beds for the entire hunting season in east central illinois next year. That is from oct 1 through mid jan. Bow and gun. Any idea what this should go for? Trying to hack out a deal with the landowner. Never leased any ground before and Just trying to get opinions.

IMHO-80 acres is adequate for 2 hunters for the season. Your hunt quality will go down considerably for each hunter you include in the lease.

I know prices for leases are high, but if you want a quality experience you simply cannot have that many guys on your lease.

I would think 80-acres would be great for 4 hunters. About 20-acres per hunter?Especially if all the hunters have a good idea what they're doing.

Don't do it, your not helping the situation in IL. Hunt Kickapoo, Middle Fork, or Clinton. They are ALL in E. Central IL.

But IF you must, I'm going to guess that he is going to charge you around 2500.00-3500.00 per year and maybe tack on an extra 500.00 for each additional hunter.

I agree with the 2500-3500 range. I figure he will want 2500 for the 80 acres. With the cabin on it, if you guys have exclusive use of it for the whole season I would think he would add the other 1000 on for that. Maybe more I don't know. Probably would depend on how you guys had everything worked out. Who would be paying the utilities, I am assuming you guys would. I also agree 80 acres is good for 2 guys. I also agree that 80 acres can be good for 4 buddies that get along & like hunting together. Would be a lot of fun with the cabin & everything. I wouldn't want a deal where I had to pay 500 extra or whatever for each person. I would try & get a set price & then see how many guys you need to be able to do it.
