Default idaho big game outfitter for sale

This is a forest service permit area; it is about 250sq miles along the Lochsa River in north central Idaho. It has 2 different hunt units, unit 12 (Lolo), and unit 17 (Selway). The unit comes with about 30 elk tags, but there are possibilities to get many more if they do not sell out, and in unit 12 they never do, and the September archery elk hunt in unit 12 is unlimited tags. There is a fly in hunt in unit 17 for rifle elk in September during the rut, that hunt is really popular. We always book this area up each year, we are just getting too big to run it all ourselves and need to thin our operation up a little. We also own an adjacent permit area; it is also in units 12 and 17. This sale also comes with our base camp lodge. It has a nice large main lodge, big eating and living room area, a big deck out back, and 2 bedrooms and 2 full bathrooms connected to it. There are also 2 more large cabins, about 16x32, with nice decks on the front. They each sleep 6 right now; you could re-arrange them to sleep more. They each have full bathrooms in them, along with a small kitchenette, propane heat, and small table with chairs. There is also a possibility of building a total of 5 cabins on the lot. There is also a large barn and tack room with spare guide room. We do not actually own the land, it is a forest service lease, but the buildings are all permanent and we actually own the buildings. The outfit also comes with enough stock and equipment to run the area we are selling and the number of tags that come with it. There are always extra tags for the archery season and October rifle season, so an outfitter can usually take more hunters outside of their allocated tags. The area has 7-8 main camps and the main base camp, which we hunt out of all the time for elk and bear. The bear hunting is great in the spring, lots of possibilities there, the season is mid-may through the end of June, we can run up to 50-60 guys on this, it is also a 2 bear area. The location of the lodge is perfect for trail rides up boulder creek to Stanley hot springs, which is a huge attraction. There are also many high country lakes you could do pack trips into. The summer business there is endless. The lodge is accessible all year round, they do get lots of snow in the winter but you can get there by snowmobile, it’s only about a mile off highway 12 to the lodge, paved road the whole way. We are asking $450,000 for everything.
