Checking Intrest in a SIL lease 06

I am debating leasing out a tract of ground for 06 bowhunts. It is a 40 acre tract that is sorrounded by the Shawnee National Forest (approx 10,000 acres of National ground). I have deer cam pics of the genetics from the property and sorounding. Can you give me a ballpark of what I could ask for 5 day bowhunts pretty much access only and possible stands/placements if needed.

If you provide any services(stand sites) you need an outfitter license and insurance.
You can legally show them the boundaries of the property and any potential hazards. That is about it. You can't even tell them where you have seen deer as it could be construed as providing hunt advice.
IMO, 40 acres is pretty small for a hunt even if it is all woods. It would have to be awful cheap to get a single, let alone a group of guys interested.
You may have additional problems if they branch out and hunt the surrounding Shawnee as that is federal property.
