Some hunting land in IL sells for $3-6,000 per acre....I bought this in Adams County...Fairly reasonable I thought...

RE: hunting land price$$$$$$
We paid about $1890/acre in NE Moa year ago. CRP, tillable, and woods.

RE: hunting land price$$$$$$
Don't care what kind of land you want around here it is gonna cost you $5500-$7000 an acre regardless of your intentions.

RE: hunting land price$$$$$$
The tillable ground with my timber was 4557 per acre...113 acres...515,000....

RE: hunting land price$$$$$$
Obviously the timber is what is going to control what the price is in our area. They range from $950 p/a to as much as $2500 p/a
Before you buy anything be sure to have a timber anaylsis done. This will tell you what it is worth today and the potential it has for years to come. The more diversified the timber, the better the piece |

Land prices will vary widely across the nation. I bought 180 acres in north central KS. a couple years ago for $525./acre and so far, knock on wood, I've had enough income from the crops to make the payments, with no out of pocket.

RE: hunting land price$$$$$$
i was reading about some land just to the east of me 40 acres half tillable farmed land half timber.
3500 a acre. you can find old mine land which has been untouched since they mined it for around 2000 a acre. but it might be all trees all weeds or thick thorns you just never know what they want to sell. |
RE: hunting land price$$$$$$
I paid $1500/acre 10yrs ago. Land now where I am is $5k per acre minimum, and more like $10k and up. It really is awful how bad the prices are....and the worst thing is its not prime land for hunting or farming. I could see someone askingthat much for prime property. The land next to us is for sale - 195 acres, he wants $1.9million - 20 miles from town, all woods, andon a gravel road.
I have a buddy with 80 acres for sale for $250k - rough country on a steep mountain near me. No timber to speak of either, mostly scrub and laurel. He'll get it. Crazy land has gotten like it has. Thank God I bought mine when I did. The next year or two should bring the prices down, doubt they will come down to where they should be though. I sure hope so, I'll buy more. |
