i purchase real estate (with other people's money) for a living in PA.in PA that would be a great price. In PA. location is key.

step 1.-get an attorney who specializes in real estate-you won't regret the additional expense. he can get the appraisels, comparables, and answers to questions you may not even have thought about (e.g. how much is in a floodplain, where's the army corps of engineer's bulkhead line) etc.
step2 . see step 1.

I'm really glad for all the responces. It is a hard decision to make. I know the guy real well and I found out about it because he told me the state wants to buy it from him. I then told him if it fell thru I would be interested in it. A few days later he called and told me if I wanted it he would sell to me. I just worry about if river does change I could lose some ground.

It's not going to change that much unless the Corps does something to it; in that case, I would think that they would be responsible for reimbursing you for your losses.
