would you buy it
I was woundering how many of you would if had a chance to buy 28 acres of land with missouri river frontage. This land on 3 sides has irrigated corn, grain ect. in farm land. A small portion of it is an island with 15oo ft of river frontage. All ash trees and a few cottenwoods. I would use it for bow hunting. Do think 20000. is to much and would you do it.

Considering that that comes out to less than $1,000 per acre, I would jump on it. Land goes for much more here in Washington.

At just over $700 per, I'd jump on it.
That's a good price even for around here, probably for almost anywhere. |

Land is high these days and that seems to be a real fair price. I would definitely do it.

$20K.... If I was within 10 hours of there, I would buy it in a Heartbeat... I am in MD and would seriously consider it... Can you build a house on it...???

I guess the think I worry about is if the river chances I could lose land in the deal. The island is part of the inland part but USA owns most of the island. Deer and upland game are everywhere. I have never seen anyone hunt that island and there are big trees and covered with willows. Yes you could build a house and there is power right in front of the land along a good co rd. I do think I could get my money out of it if things didn;t work out. What do you think.

forthat money I would consider buying it. I also think that yes you could get your money out of it. I would say buy it if you can afford it. I have been looking for land in northern missouri for years and have yet to find it that cheap.

Have had the chance before and although I was very tempted, I passed. Sounds like a real deal. but there is always something questionable about deals like that. Hope things turn out for the best for you.

i purchase real estate (with other people's money) for a living in PA.in PA that would be a great price. In PA. location is key.
step 1.-get an attorney who specializes in real estate-you won't regret the additional expense. he can get the appraisels, comparables, and answers to questions you may not even have thought about (e.g. how much is in a floodplain, where's the army corps of engineer's bulkhead line) etc. step2 . see step 1. |

I'm really glad for all the responces. It is a hard decision to make. I know the guy real well and I found out about it because he told me the state wants to buy it from him. I then told him if it fell thru I would be interested in it. A few days later he called and told me if I wanted it he would sell to me. I just worry about if river does change I could lose some ground.

It's not going to change that much unless the Corps does something to it; in that case, I would think that they would be responsible for reimbursing you for your losses.

That's almost stealing it. Are you sure it is'nt polluted or something? :DI've never seen farmland that cheap anywhere.

It's not really farm ground but it could be. Very good groung on all sides but this land has never been touched and is all wooded. All the ground around it has been cleared to farm. It is never been disturbed since God was a boy. It is just a natural piece of ground.

I then told him if it fell thru I would be interested in it. why does the state want to buy it? if they want it bad enough, they just take it via eminent domain. just cause your buddy negoatiates with them, and those negoatiations fall through, doen't mean they're done. the state will usually negotiate, and if that don't work take it as a last resort. you could be looking at a whole peck of trouble, there my friend. get more details. |
