I've never hunted a piece that small but my most productive stand is in a 3 acre parcel. It's very similar to the one you describe, A thick creek bottom right in the middle of suburbia.
I hunt a couple of funnels, one where they cross the brook, and the other where they parallel the creek to a point of woods that crossed the neighbors field. I've never had one make it to the neighbors property but I'm sure it would cause an uproar. Most important is to ensure you're legal where you're shooting from. If you cause a stir and a co shows up he'll likely ask where you were when you shot. As long as your legal go for it. It may well be the most productive stand you hang this year.
