Welcome to East Texas!! Im from League City- southeast of Houston between Houston and Galveston and hunt north of Beaumont about an hour near Corrigan.
Most Beaumont guys hunt the pineywoods of East Texas on clubs of 100-10,000 acres in size which are leased paper company land- International Paper, Temple Eastex, Molphus, and others lease their land for $3 to $5 / acre per year to clubs. Mostly its pine plantations uplands/ hardwood drainages.
Usual practice is to have a member for every 100 acres or so and charge around $500-$1000 per year but you do get year round access. Loads of deer but unfortunately many clubs don't practice Quality Buck Management and too many young bucks get harvested. My club is 6600 acres and practices trophy management but we charge members close to $2000 per year and have a long waiting list.
My best advice is check the newspaper and just ask around- make friends with somebody in a club and get invited to join when somebody drops off- there is usually some turnover in these clubs every year.
