RE: To good to be true...
Nothing is better than making an example out of them. Word gets around fast and they will think twice about going onto that property.
Get the wardens involved, they'll stake out the area. And hooking up with a few buds is always a good idea, both for good hunting times and to keep an eye on the property.
Looks like a few guys beat me to the punch, but I hunt up in Central NJ Zone 18. You are probably a bit farther south, down in Cumberland or Atlantic county. Not too many 500 acre farms left up in the Central parts of NJ...which is why I stick to public lands. I enjoy the larger tracts, get away from guys...even if it means fewer deer sightings.
Good luck man, hope it all works out for you. Definitely get started NOW though, posting the property and making your (or your hunting buddies') presence known. Hopefully the owner wil allow you to have a few buds join, she should be open to it if you present it right and let her know that you all will be keeping an eye on her property to ensure no one trespasses, poaches, etc.
