Both of the leases I received in the mail, included fullpayment up front for the lease termitself, once the lease was consumated.
Whatever happens now with them putting-off development, or waiting until the price of gas goes back up, would be reflected in royalty payments (if any), at the time gas is either extracted or isn't extracted.
Many of my camp neighbors were upset because they had their farms already leased at far lower premiums than were being offered last summer and fall. Two I know of, were lucky enough to have some land that the old leases had expired on, so got to cash in on the big money last year. One signed "too early", got $1500 per acre, the other got $2000 per acre on 80 acres, some of which adjoins me.
