RE: WV Hunting Lease???
If you are sure that you are going to be hunting forever...and you can even come close to swinging it...buying a chunk in WV is a great financial benefit.
1. There are still chunks in the state in that $400-600/acre range for sale.
2. The initial price is not likely to go down, and will probably go up.
3. You can timber the land at your discretion...making money to boot.
4. It is yours forever. Leasing is ruining hunting. The price goes up each year.
Heck, you could find 8 guys to go into buying a chunk of land. Say you get land for $800/acre...that's $100/acre per guy. You buy 300 acres and that's $30,000 each. If you hunt for the next 30 years, that's only a grand a year...and it's worth more when you're done than when you started.
My wife and I bought 82 acres that was adjacent to the 325 that we already owned about 4 years ago. We paid a $20,000 for it. That's UNDER $250 per acre. Granted...there's about 3 flat places on the land and no electric. But there are deer.
