All of those options should have a "continous" signup...meaning you can have your contracts start at any date you want. You can sign contractwithin 6 months of the start date as well for the start date to begin later at that time.

I would think that it would be better to take the "prorated" payment and install the projects this spring...unless the rent from soybeans would be better.

Give me the address of the property and I will take a look at the aerial with the soils over-lay to see if anything else jumps out at me.
