Land all over Illinois has gone up by 100% in the last 5 years.I know farms that sold for 3.5 million (Big farms) in 1999-2000 that are now getting offers in the 7.5 million dollar range. Most people are jumping at these prices and than looking for other ground to grab which drives the prices up all over the place. It all starts around the metro areas with development. People sell some ground, do a 1031 exchange so they can get some tax relief and by something further out. Those land owners than do the same thing and so on.. Getting scary.
