Man you sound like me. My goal was by the time I was 35 to have my own hunting cabin where I do most of my hunting. I teach school and in the summer and actually all year long we buy house and fix them up and sell then. We bought our first when we were 23. By the time we were 25 we were paying cash for them. I bought my house and land for cash where I live and teach. But I still wanted a place about an hour away where I hunt. 2 weeks ago I was driving around and saw a sign followed it back a dead end road and back a lane. Called the number and met the guy over there. Turns out it is 40 acres with a cabin. It is all woods. He was wanting 79,900. I thought I would throw him a small number in cash and he took it. I offered 65,000 right there and he took it. I now have my place down there and it is only 5 minutes from 300 acres I hunt.

Where exactly is your new 40?
I am fortunate that my dad bought 127 acres in Todd County in the late 70's. Ottertail is where the bucks could be if there were not too many brown and downers. A student at Parkers Prairie got a non-typical roughly scored at 220. Wish I had the pic......

buckmine, It's about 5 miles southeast of Mille Lacs lake. I love the fact that it's by Mille Lacs! I fish that lake all the time. Now I can stop by on my way fishing and check things out. It's just the perfect situation for me: so close to home, by mille lacs, intensive harvest zone, surrounded by big private woods with lots of public land within 10 minutes, a nice funnel leading to fields! It's going to be a huge relief when I actually close (next week).
I love the the stretch between Motley and Perham, I wish I could have found land there that was by far my first choice. Just a little too pricey and not much land to choose from.
buckmine, 100+ acres is about my ultimate ultimate goal. You're dad is a smart man, he probably got that land for next to nothing.

I know that is why I jumped all over it. I am not sure why he sold it that cheap. I didnt ask. HE even agreed to have it surveyed and pay for it. It is not all like that. 90 acres where my other land is went for 340,000. No building sites at all and all woods. All straight up and down.
