What to pay for leased land
 

I have a question to ask all of the people on this forum. I am thinking of leasing a small area of land in Wisconsin close to the MN border to deer hunt with my father but I have no idea on what would be a fair price per acre or farm. I have never leased land before and if Wisconsin is like MN I do not want to hunt on public land.

Its differs depending on the area, but around here its $10-15 per acre, $20-25 if you go through a broker.

7 to 10 unless you got to much money.

We have close to 4,000 acres in south Alabama and it runs from $8.50 to $11.00 per acre, plus insurance.

Some suggestions
 

Does the state have many hunting leases or not. If leasing is normal, check for a local or state hunting site, that would probably have lease offerings for the total land or for members of the lease. A good starting point.

What are the taxes on the land. Owners sometimes use to judge a hunting lease by the amount of taxes on the land. Another starting point.

If the land's been hunted protectively or hunted for "trophy" deer, the cost goes up. If hunted or heavily hunted the owner should ask for less. Does the owner know the deer numbers in the area. Land without deer is no good for a hunter .

Leases are going up, not only for the fee to the owner, but for costs associated with food plots. Owners may expect the leasee to make "deer" improvements and keep up the work to maintain land value with deer or trophy deer.

Owners of land have an idea of the value of the land before a potential leasee even shows up. Get an opening quote from them. Expect the owner to know more than you do. He bought the land.

In southern Illinois you lucky if you can get it for $14-$16 an acre/ actually just lucky to find lease ground period! If the grounds worth it get it!

Hwo many are on a lease like that when you're talking $30K-$40K a year?

About 30 or so members, but there are several that won't hunt 3 times a year. We will plant close to 70 food plots.

the group I hunt with leases 3150 acres of pretty good habitat in SE Al. .... $8.75/acre this year. Has a $.25/acre/year escalator, capped at $10/acre. By agreement with landowner, we maintain the woods roads using the owner's tractor/bush-hog set up.
