We have about 2000 acres and with 10 of us we pay $1,250 each...been in this one for 3 years and is only 25 minutes away. The last one I was in was over 2 hours away and we paid a bit over $1,500 a year.

You know if ya lease land it does not seem all that bad of a deal. In Wisconsin it is common to pay 20 bucks an ac. in taxes way up north. In central Wis. it's 25 -30. It's a tax hell here though. Figure a 40 ac. is 40-100 k $ The interest and taxes come to less that most leases on this thread. If ya don't like the land ya can walk away. I always hated the thought of leases though. I own 7 ac. with a cabin. I paid 3k for the land and 5k for the cabin. Taxes are very cheap, 270 dollars a year. I hunt mostly public across the river. I'm lucky but have to drive 243 mi. to get there. I see very few deer though. One deer a day is a success during gun season. I would pay 1000 bucks for 100 ac. near my home for me and my son faster than you can slap a tick if I saw deer every day. I've had the land for 22 years though and it is nice to fish too. I do love my place and am not sure I would have the same love for a property owned by someone else. That is the only advantage I think.

$16,000 for 1700 acres.... includes plot management,club house(water,heat and eletricity) and security.
