Default Shared land for huting and more

Is there anyone on the board here who might be able to share some experience with buying land in these new types of developments where they have a number of 5 acre lots which all share some common hunting land? I'm in the process of looking at some properties in NE Wisconsin and this type of thing seems to be really popular. I'm having a hard time deciding if it's a good way to get semi-private access to a good amount of hunting land...or if it's all just going to wind up being fancy houses and PITA neighborhood associations 10 years down the road.

I'd be very appreciative to anyone who could share some insight.

I've heard of them, but no experience. I would get any and all legal documents concerning the shared land points and have a good attorney look them over, then meet with the lawyer and make sure all the questions are answered.
