250 Illinois Prime Deer Hunting Acres for Sale
If I told you I had 250 acres in Southern Illinois of prime deer hunting land for sale what would you be willing to give per acre? 150 woods and 100 tillable. No houses within a half mile. 40 acres of woods was logged and the rest could be logged at any time.

I'll start the bidding at $500 per acre. It wouldn't be worth much to me to have to drive 1,000 miles to get there. At that price I could probably rent out the tillable land and make the payment on it.

The first thing Iwould do is get as many comps as I could of similar size land sales in the area, then a cruise of the timber, then a general price of farm land lease prices in the area. Then you can give an accurate offer.

Land is going higher than $3,000 in our area. We just bought 124 acres for more than that. We are currently have out 42 acre place for sale, with a very nice cabin on it.
Land is one of the greatest of investments. It will only be going up. Everyone thought it was going to stop at $1500 an acre, but they were wrong, then people said $2,000 an acre, but they were wrong, its not going to stop anytime soon, IMO.

I own a hundred of it already with the opportunity to buy the balance of 150. Was curious to see what other folks would pay. Land prices have went up greatlyin the past year ascrop prices have appreciated dramatically. I wanted to get a baseline of what other property is going for in the region.
