Help: Looking at purchasing this proprety
 
I'm thinking of buying this 25 acre property. It has a mobil on it, and it would be a vacation home/hunting land area. This is a topo of the area.

what do you guys all think? I do not know how to interpret this photo. I did walk a little into the woods, which I did see a large white-tail. (couldn't tell if it was a buck or a doe.

the property line is basically the two driveways you see, and south about 1200 feed. It goes to the edge of the big field. The smaller field is on the property, but I don't know what exactly it is.

Also the map shows a small creek just north of this smaller field. I don't see it.

any help is appreciated.

Hello.
Depending on what the asking price is, it looks pretty good to me. It looks like you have a mix of hardwoods and fields. The creeks are usually pretty hard to see but I'd put it along that ridge just north of the big field. There are plenty of what look like thick pines across the street and a small pond. I would do a few things.
1. Walk the property. No map will beat a walk in the woods to get an intamate feel of the terrain.

2. Get a topo map of the area. This will show the contour lines for elevation.

3. Find out who owns the other properties around you. It looks like there are plenty of hardwoods to the west.

Just my opinion, but I wouldn't mind sitting on the edge of that big field around 4:30 tonight.

Can you take a look to the east of the prop? There are some huge fields but with some wierd cirlce like shapes. I have no idea what these are...any idea?

Yes, there are hardwoods in the area, and I have reserached the area. The area to the south is owned by a major share-cropper. I'm not 100% what he grows, but I think it's corn or hay.

How can you tell what hardwoods look like on a map like that?

It looks good to me. The field that is surrounded by woods could be a place that the deer might feel comfortable to feed in during the daylight hours because it is not bordering a road or anything. You could also maybe plant some winter wheat or clover in it which will almost defintiely attract deer. And that thick patch, whether it is a stream or a fence line looks like a good area that deer would feel safe in. Definitely a good funnel. but hey, I'm no expert in this area either.

I'm not exactly sure what those &quot;circles&quot; are just east of the building. I'll guess that they are small clumps of conifers. They look a little like small ponds, but it would be a wierd spot for those. Keep looking east and there is an oval shaped small pond.(shiners?)

The hardwoods I refer to are usually the more sparce forested areas like those behind the house and near the pond across the street. (they may not all be oaks,maples and ash, but they're deciduous.) Remember... April in WI, the deciduous trees are just still greening up. Conifers (or pines) show up as the darker &quot;fluffy&quot; blotches. There is a huge stand of conifers across the street and further west after the building to the west.

That also looks like a nice natural knoll or funnel in a line directly running SW from the building.

The more I see it, the more I want to hunt it!!<img src=icon_smile_cool.gif border=0 align=middle>

Aerials are usually made around Feb. or March when the leaves are off of the trees. Pines and other conifers will show up as darker areas and hardwoods will be lighter. This is a poor aerial for some reason, and I can't tell much about it. You may be able to get a better picture from the local property appraisers office or a local timber company. I don't see the circles in the fields, but it is probably just the equipment harvest patterns you see. Often maps will have errors about the location of streams.

To the direct right of the house, those are little praires...and when we were looking around, a white-tail jumped from the field, and dove into the woods behind the house.

that's when I knew I needed to look at this one a little more!

Your talking about the fields about 1 mile to the east? Those look like center pivot irrigation systems. Usually the corners of the field's are not planted or are used for hay or cereal grains. If you zoom all the way in on the one big one, you can see the irrigation system. The system rotates around the dark spot in the middle of the field. From the center north is where it is sitting. It kind of looks like power lines.

Anyway, the property you're looking at looks to have potential. The stream looks to run along the northern border of the small field. On the map page, there is a pull down menu right about the compass rosette. This will let you switch between the photo and a topo map. You can get an idea of where the stream is from there. I would think if you put part of the small field into clover and part into corn/beans/milo/whatever you would have a nice little magnet.
