Even with quite a few people, I still see it as a good idea, but there are bound to be a lot of problems between members. That is why no matter what, every conceivable situation is spelled out completely and signed onto by the members.

Personally, I like the idea of a few close friends owning, say, 500 acres, but if you don't have the cash, more people is an option. Remember that there will be SOME kind of taxes, and there should be penalties for someone not paying their share of the taxes. For example, you could enact a policy whereby if someone doesn't pay their share of taxes and/or agreed upon expenses, they forfeit their right to hunt the place until they pay the unpaid balance PLUS 7% INTEREST. After a certain time of unpaid expenses, other members may choose to buy his share out at his original cost. If many members are interested, draw to see who can buy him out, etc. etc.

They can't make more land, it will only go up in value over the long run so is a great investment, and you get a lot of enjoyment out of it. If there was any way you could do it with only a few others, that would be much less hassle though...

I think your asking for problems, even on 1000acres I bet you only shot two bucks then what would the second group be hunting, your better off buying your own privite camp.Land is cheap way up you can buy a house for less than what I pay for cable..,

You put 250 guys scouting and working on 1000 acres you will not see a deer on it!

Look hard there is lots of land to be had for alot less than what your talking about! Ive seen 500+ acres of prime deer hunt land to be had for under 80k with a cabin! Now get together with 5 or 6 buddies for a purchase like that! Why would anyone pay $500 a year too hunt a piece of property that probably gets hit harder than public land!

Yes, two deer the deer density is much smaller up here maybe thats why there healther.Its not like Pa. were its around 20 deer psm, Its more like 3 deer.but there bigger.I'll send a link you can see some prices the lower prices are off the water,http://www.mainerealty.net/detail.asp?item=6672

that was one I was looking at you can access all the prop. thur there web site, you do half to do some work Im not going to do it all for you, flip a few pages and l;ook at land prices,,find one that borders a paper lease and you could hunt on thousands of acres,
