It's WV, not Colorado. It's still selling for $400/acre around me. If a fella paid your prices, he could buy 50 acres in just 10 years of leases...then turn it around and make money on it. BTW...mine will never be leased |

I understand your comments, but this is a one-year hunting lease, not a single week in a far away land. And, like you, I don't just want any hunter on my land. This is an exclusive opportunity, the leasee will not have to compete with 20 other hunters or be run out of his tree stand. And there is plenty of game. Since I control hunter access, my land is like a sancturary for deer and turkey. It's a great place to hunt. I even have an expensive grouse dog to offer to hunt with occasionally. BTW, land prices (recently timbered) in my area are in the $2,000 to $3,000/acre range and appear to be going up daily. And, you know that half-way decent timber is giving the landowner around $1,000/acre. Something crazy has happened to land prices in the last 3 or 4 years. I could never afford to own my property if I had to buy it now. Good luck with your hunting this year. Rander14.... |

Rem...I'm talking timbered trashy land that's only good for hunting. Neighboring farm was bought last year for $67,000. It was 167 acres. No hard road touching it...no timber. I'm talking hunting land that is REMOTE with only a couple flat places for a cabin...mostly hillside.
We have to drive 1.1 miles through a creek to get to our cabin. We have no available phone line. You're talking about a residence, I'm not talking about a place to live, I'm talking hunting land with no house at all. The last 82 acresmy wife and Ibought was $20,000 in 2001. That's under $300/acre. The land is good for nothing but hunting at this point. All that said, a bowhunting club just bought a farm behind my cousins house that was for sale. It was 150+/- acres. It has a nice house...lots of timber...and tons of food plots and fields already planted. It fetched $300K. It's all in the amenities. It's like the difference between an F-150 in XL trim ($15K) and and F-150 in Harley Davidson trim. (35K):D |
