359 acres, Green Timber Reservoir and Rice Fields NE Louisiana
Two prime duck hunting and farm tracts situated along the Tensas River and only a few miles west of the Mississippi River make up this unique property. These two tracts have a proven waterfowl hunting history and offer good deer hunting, too.
The north tract, along Hwy 580, is approx. 115 acres, made up of a 55 acre green tree reservoir, a 40 acre rice/bean field, with the balance in CRP timber and the 3 bedroom camp house & barn. The CRP was bought out of the program by the owner and is no longer restricted. The timber reservoir is set up properly to flood to desired depth and release water in the spring. There is excellent access to all parts of this tract as well as a perimeter road. The Tensas river is a natural boundary to help keep your property secure.
The south tract totals approx. 244 acres and is made up of 197 acres in rice/bean fields, 29.9 acres in WRP, with the 20 acre balance in levees, roads, pond, and wooded riverfront access. There is legal access to the west side from Friendly road and levee roads between the fields provide easy access to farm and hunt.
Two turbine wells and 2 submersible electric wells and water control structures throughout the property allow these two tracts to be efficiently farmed and always flooded during duck season. The soils in all fields are almost 100% Sharkey clay.
There are 2 well-placed pit blinds, 2 large skid blinds and 2 deer stands with feeders that remain, along with shooting stands/benches built and stationed in the 4 duck holes in the timber.
The camp is a solid, renovated 3 bedroom farmhouse, approx. 1200 square feet, with a metal roof and solid wood flooring. A porch, a 4500 square feet metal shed and 2 steel storage security containers, will give any group plenty of room to relax and store equipment and gear. The camp is serviced with electricity, a mechanical septic system and well-water.
This is truly a turn-key hunting/farm operation, allowing the individual or group, to have immediate prime hunting conditions in place for duck and deer season this fall with an irrigated farm providing annual income.
Location: Situated on and south of Hwy 580 approx. 6. 3 miles west of Hwy 65 at Alsatia.
Asking Price: $1,443,180
