Dang, CRP payments are $140/acre in IL., our farm in KS. only gets $42/acre for CRP! And actually, the $11,000 income is only IF the crops are successful and IF the market stays strong for cash crops! SO $11,000 potential, instead of $11,000 garaunteed income.

All valid points....But, the $110/acre that I received the last 2 years was "guaranteed" according to our contract. This year the cash rent is being negotiated for a higher amount. So, this year $11,000 is guaranteed in addition to the CRP contract. Thanks for your comments.

Well you won't be paying $3300.00 an acre in Monroe County. I am in real estate in Monroe County and it is crazy. We have a few farms here we hunt, but we have been buying our hunting ground elsewhere because the price is too high!!

the farm were looking to buy in the next couple of years, the guy is a millionaire, weve leased from him for the past 10 or so years, my dads best friend is great friends with the guy, and the guy is getting up there in age

Good luck, I hope it works out. Does the piece have a descent amount of woods on it? I have reviewed the maps of the county several times. It seems like the county only has a few descent size wood lots.

well its a small tract, we want it bad because there have been 5 deer killed in the last 3 years that score over 150" of the property. its only 90 acres, but you could safely hunt 4 people easy. its also surrounded by guys that have BIG pieces of property, that they manage year round. theyre 140" and above. the piece is about 60/40 woods/fields. its riverbottom ground, borders the mississippi, so the woods are very thick. theres 2 great watering holes, and all the fields can easily be planted in food plots.
