This is just great.....lost my deer lease today
I've been in a disagreement with the guy we lease our hunting property from and today he sent me a letter with my check inside saying he wasn't going to renew our lease. When we found the place last year, he sent me an e mail saying he was looking for 6 or maybe 7 guys to fill some spots that he had available. When all was said & done, I brought him 7 paying members. About 1/2 way through the season last year, he started asking when we were going to pay for the "other spot" that was open. I asked him what he was talking about and he said that on one piece of property we leased from him he wanted 5 paying spots that would have made the total 8. I told him no, he asked for 7 people and that's what I brought him. He never mentioned anything about it again last year.
When it came time to pay dues this year, he said we needed to come up with 5 paying spots on that same piece we had last year. I told him that 3 of the guys would not be returning this year and that the remaining 4 would be returning. So at that point he said he would fill the 5th spot with a complete stranger and would restrict acess to one piece that we hunted on. I told him no, that before I would let him do that, I would figure out a way to pay for or fill that spot, even though it was not what we had agreed upon last year. I even sent him a copy of his own e mail that he originally sent me asking for the 7 people. I told him that I didn't appreciate him changing the rules in mid stream and that I wanted a lease agreement signed by both of us this year since he didn't give us one last year. I got a letter in tha mail from him today returning my check and notifying me that I have 30 days to remove my personal property from the lease. I don't think any of my actions were out of line but apparently he did. This $ucks. It's gonna be hard to find another lease this late in the season. [>:] |

Yikes.
That sucks. Sounds like you guys just didn't see eye to eye. It is always a good idea to get things in writing no matter how sure you are there will be no problems. Good luck |

That does suck Mike! some people are naturally hard to get along with,maybe he had been talking to someone else after he had made the agreement with you last season and decided to get everything he could,that might explain why he let it go last season .I don't know a whole lot about leasing since here in Ont we don't use these method's ,I have around 10 different farm's to hunt with permission and I've had no problem's I don't pay {I would if I had to} but I alway's show my appreciation with offering to help out at any time they need, but none have taken me up on it.I alway's share fish and wildlife with them even if it mean's I have to do without. The farmers and land owners up here don't mind hunters if they know them or family members because they know you'll respect thier property ,the first time you don't ,you know the gig's up.

Thats a tough break I will keep my ears open over where my lease is. Last time I was there I did notice all the trailers next door had been removed. Might pay to get in contact with with International Paper see if they have anything you can lease. |

Is hunting land this difficult to come by in Tx. With how big Texas is I would think that there would be lots of public land.

That really really sucks. YUP... land of the big deer leases and "What'll ya bid"? We always used to go see the landlord on a regular basis on my leases in Georgia. We always had a club meeting and collected dues for the next year the week after the season closed. He may just be a slime or there was a complete misunderstanding. Either way... he's the one guy you have to get along with. You start arguing or bitching with the landowner... you can only loose. If he changes the rules because you didn't have a written lease... you can discuss it in a calm manner and not attack him but that's about it. You start a "YOU SAID"... "I SAID" arguement... you've lost. Texas is the only place I know of that they lease based on 6 guns or 7 guns etc. Every lease I was ever on was a flat rate. "You want to have the hunting rights pay me $$$$ and it's yours". Then it was up to you to decide how many ways you wanted to split the pie.

Agree with you "ricoace". I shake my head; the cost of a brand new top-o-the-line bow with arrows and all accessories is the going "blood money" demanded for a lease. Sad, sad, sad. BUT if you are going to lease, get it writing. :eek:

That's sucks! We had a lease 2 years ago that was really cheap(by Texas rates) $450 a person. I received a letter at the end of July that the rates were going up(even though we had already sent the 450 per person money in May! He wanted $800 per person MORE! We told him to send us our money back. He almost tripled the lease cost. We ended up finding a lease but it took a lot of searching. We ended up finding ours in the Fort Worth Star Telegram. In general and in my experience, the people that we contacted that listed in the FW paper were much more down to earth and not looking for the guy who wanted to spend $2500 a year on a lease. We now pay $650 and there are 6 of us. GOOD LUCK!
