Good leases are hard to find. One year we are hunting on a lease and the owner shows up and starts cruising around the property on a dirt bike. Well needless to say we don't hunt that property anymore...

How much does wooded land cost these days? I know an acre of farm ground around here in ohio goes for 4000 to 5000 river bottom ground being the cheapest I suppose. But i'm not sure if wooded land would be valued as high or not. Reason me asking is thats a lot of money to drop just so you can go hunting lol why not change your budget a little and buy 30 or 40 acres for yourself at least you would have something to show, but then again I dont know what prices are like.

I think you did the right thing in not taking it for that amount of money while the owner is still hunting it. Thats not exclusive and there is no way to know exactly how much the owner is affecting the overall hunting there.
