Ok, I dont know what some of you guy's are smokin. 20 acres, 40k and if the timber is real nice 60k. I could get it here for 30k to35k. If I ever sell land, it will be to you guy's...I can get 300 acres of some of the best hunt I've ever seen for 225K, right now.

seeing as it is not in cultivation and has no improvements other than being on pavement, I would think 2k per acre or $40,000 total.

I posted before I saw your answer. From what I know of general midwest land values, (I don't know much but being in the agricultural field, I know general land values throughout various parts of the country) I'd say he has priced about right. Not a steal, but a priced at a level where he shouldn't have too much trouble finding a buyer.

In our country, you would do well to get 1/2 of that.

The deer and turkey on this place make it worth IMHO worth a lot more the 35K. I want the land myself!!! Maybe tonight I can win the lottery....Can you win the lottery without buying a ticket???

x2. I didnt want to stir the pot though. We passed on 20 acres last year that sold for 30k, good hunting but land locked and not that big.

Land isnt bringing the outrageous prices that alot think in a lot of places. there is a 500 acre farm 5 minutes down the road for sale for 1.2 mil....there is a 500 acre farm 40 minutes away that is right at 500k.....all about location lol.

I have never gone onto the property other than the homestead, because until today I had never met the owner. I know in the yard, there is an oak tree that has to be a couple of hundred years old. Everything east of the old house is pretty much oak too. I have also seen hedge apple trees on the property from the road. The neighbor to the East says that down on the creek bottom the thickets are so thick that you cannot walk through them. If you are really interested, I could get permission from the owner to go over and videotape what I can get to.

Down here, most places that are less than 30 acres are $3 - $4,000 per acre. When the land is more than that, one is looking at $1000 to $2000 per acre. The closer you get to Albia, the higher the price. We looked at one place last year that had 45 acres with 1/3 of that timber, and the rest clay, lots and lots of clay. It was 5 miles from where the Albia buck was taken and they wanted $7500 per acre. The realtor had it listed for $2500 per acre and didn't say anything to us until we drove down there. Said it was a typo. But on the brighter side, it was a beautiful day for a drive.
