Probably not going to go the lease route....
 
I didn't go look at the land (I posted about a lease opportunity about a week ago).....but I did one better. I picked up a little over 100acres new hunting land over the weekend. It's land my cousin owns and lets no one hunt, there.

Best part of this parcel is the price;).....and it's closer than the lease was going to be to my home by a good 20 minutes.

I'm not sure what it holds, yet.....but the aerial looks pretty good. I may be able to plant here also. Part of it is pasture land and part is heavily wooded. It has cover and water.....and I can provide the food. It may take a while.....but I might have stumbled onto something good, here. Surrounding parcels are a ?, right now......but they're very rural. Beauty of this place is......I may be able to purchase this down the road.

Good for you! Something only you have access to is always more enjoyable. Now you could take the $ you were going to spend on the lease and use it to start improving this ground. If you can purchase it down the road, than all of your planting/management efforts will really pay off. Congrats on the new hunting ground!

Sounds like you did better. I love hunting pasture land. In my area the bigger bucks love this sort of acreage better than big woods. Good hiding places while traveling and the bucks seem to feel more at ease. Does your cousin raise any cattle? If so maybe he plants some alfalpha:).

Cougar this is land that I grew up on, sort of. My grandpa and uncle had...at any given time....500 head of cattle. This is where they keptsome of them....along with another 146 acre parcel that's more open terrain. My family cemetary is on this land. I don't know why I never thought of hunting it.

Yeah.....one cousin owns the land......another leases it for grazing rights. I just have to clear it with him.....and I'm "in". I don't foresee any issues, there. We've always been close.

About 50% is wooded inside the pasture land (fenced area). 80% outside the fence is wooded.....with a GREAT looking field that shows promise as a food plot area. I'm gonna shoot in a 3D up that way, Saturday.....and go walk around it after that.

I've already talked to my cousin about purchasing an 11 acre tract there to put a cabin on.

God's country;) I'll take some photos, next weekend.

I still wouldn't rule out the lease though. You can never have too many options.

Free ground is always better than ground you have to pay for, especially if it holds deer.....Congrats man, I look forward to hearing what it holds.

I'm not sure of how to print the property lines.....but if you can imagine a diagonal swath cut through this from lower left to upper right.....encompassing all three fields in there and all the woods.

I wish I could add the lines.....but let's just say I have a pretty good idea that I can hunt everything in this photo and likely more.;)

Yes, you do your topo program and save it (I use TopoUSA). Then you use the add image overlay feature in GoogleEarth. Once you get the overlay in there you have to play with the magnification a bit to get them to match up, but you can get it just about dead on with a little adjusting.

That looks like a sweet piece of land. Get out there and get some seed and lyme. You're gonna be busy.;)

Guys this just keeps getting better and better. the more I snoop around (GIS)....the more I see my family owns about everything around there. I could be looking at 300 acres. I need to get ou this weekend and do some visiting.

I could seriously be looking at a GREAT chunk of land.....including some river bottom land that is one of the only places I knew held deer when I was growing up. There are literally hundreds of acres there that I'm not sure have been hunted in years.

Looks like some boot leather will get worn out this weekend.

My cousins and uncles/aunts own almost every inch of the land pictured from honey branch lane straight out to the river and from the daisy road to the river.....and all parts in between. I haven't ever thought about this. I am now wondering WHY.

I could potentially be hunting ALL the land in this photo in the near future. I have got a LOT of work to do in the next 6 months.....but some serious door knocking and phone calling coming up in the next few weeks.

Excited is an understatement.

Dang alot of you guys are getting on some good pieces of land....up here in Northern Virginia land is few and far between....I will relish the day I get some private land to hunt on by myself.

I am no expert, but that sure looks like some fantastic land to me. I love a nice mixture of woods, fields, streams and creeks. Looks like that land has everything. You might need more wall space brother:D

If you ever wanna get to know your mailman on that route i know him;):Di even had the chance to learn that route, and i probly eventually will. Again that is truly awesome Jeff i hope it works out for you, Since im gettin a NC license this year, i need to start looking around Moms place for some land.

Aaron I'll let you know. I f this works out....you'll crtainly be a beneficiary of the acquisition. We may want to use your trail cam in a few spots. So keep that in mind.

Aaron....If your bow's ready.....I'm shooting Sage Creek again, Saturday. If you get to shoot.....we can walk this land after that tournament if you have time. If not....I'll go and take a lot of photos.

If its ready ill try to go, its too early to say right now, on count of work and my bow being ready... and all that good stuff, but if i can get off OR depending on what time your going to walk the land, if you need a walkin buddy ill be off by 3:30. just let me know. Id still like to go even if i cant shoot.

Oh yeh one question i had, is this land going to be yours to possibly Plant? Are you leasing or just permission or what are you looking at, you might have said and i just missed it somewhere.

ty GMMAT---simple huh :) The problem I am having is that every time I try to save, it says something like I have a bad file/corrupted file that is preventing it from doing so...oh well. Looks like I have to upgrade this 8 year old computer :)
