Should have mentioned that this property is an hour south of where I live, and I have to drive 30 minutes north to work every day - so moving down there isn't an option.

Mortgage payments on 120k= about $1,000/ month

Lease to hunters by the week. 8 hunters over the season, no more than two at a time @ 1,500 for the hunting and the accommodations ( the house) per week.

This'll only work if the land can sustain that much hunting pressure and you'll have to work your own hunting around the paying customers.

Even if 8 hunters is too much, half that number will pay half your bill!

I've decided to pass on this property.
You guys have given me some great advise and came up with some options I had not considered.
I want to get my personal finances in order before making any large commitments.

If somebody here is seriously interested in the property than PM me and I will send you all the information I have plus give you the email address of my realtor (a personal friend of mine who owns acreage nearby.)

I wasin a similar situation a few years ago, had a chance to buy a nice hunting camp with about 300 acres....but i knew it would take ahuge strain on the budget. I hashed this out every way possible. Finally I was able to get a good buddy to go in 1/2 , sold some stuff and cut out a few things from the budget.We pulled the trigger and it has worked outbetter we could have hoped! The problem here in NY (southerntier) the price per acre is fairly reasonable (around $1k per acre)....the problem we deal with is taxes. Couple things that have helped us out: Forest tax break programs / camp members to pay dues / Logging the property (for both $ and trails). Just a thought if you find more land you are interested in.
