What is land selling for in your Area?
 

Is it just me or are the realtors really driving the price of huntingland up! Crap ground is going for around $2000 an acre around here. Just curious what it isrunning in other states.

anywhere from 750$ to 1500 a acre. It depends on the area. Sometimes ist better NOT to go through a realtor if you can go to the land owner..

$2,000-$3,000 per acre is pretty average in this part of Alabama. That's just for swamp and clearcuts. Any timber or tillable land is a good bit more. The price to buy land isn't anywhere near as ridiculous as the $20-$25 per a acre that alot people are charging just to lease hunting rights around here though.[:@]

10,000 an acre in this county 3,500 just south of me for farm ground hilly land is still around 800 an acre in southern areas

Around a neighborhood in a McMantion type developement Ive seen property go for as much as $300k to $500k per acre. Now if its not a buildable lot and is in more rural areas its much cheaper but still unreasonable at anywhere from $10k to $200k per acre.

Western Howard County, Md. there are cases where a buildable lot will go for in excess of 1mil. they are 3 acre lots though, but only one house can go on that 3 acres. It sucks because I can't afford to move :D

Most 1 acre parcels go between 200k and 400k in the other areas of the county.

Depends where you go. My .25 acre lot in my subdivision was about $40k. I bought 4.3 acres across the river about 10 miles away for about $41k. Prime commercial is MUCH more expensive.

My wife and I just made an offer on 25 acres with a small 2BR farmhouse. Asking price was 120k. we offered 105k. This is a pretty rural area, get closer to Dallas and the price really starts to climb fast. Pray for us that we can get it. 15 acres of pasture and 10 of bottom land. I'd have my own place to hunt.

WOW... I only WISH I could buy a piece of property around here for $3K an acre... I am looking at 2 Acres now, that backs to a state park and they want $330K for it... 1 perc...

Just locked up about 26 acres on the side of my family property for about $1000 an acre when it's all said and done. This ishill top pasture with views for miles and miles.

I just saw 100 acres of crp here go for $2000 an acre. I talked to an appraiser the other day and he told me recreational land is getting to be worth far more than tillable land. Like someone else said, the best way to buy land is to leave the real estate agents out of it, just drive around until you find a piece of land you like, find out who owns it and offer some cash to the farmer who owns it, if it's not tillable chances are you'll get it for a decent price.

2000 an acre wouldn't be so bad.. Around here you are seeing small lots go for 5-10k with general farm ground going for 4-5k...It isn't the realotrs that are driving the prices up, is it simple demand, more people want to buy than sell right now.

couple of things.....

1) Why the bad taste RE: realtors? Realtors don't set the price of land. The market does. If you think that land is too high......it's that high because someone's willing to pay a premium for it.

2) location, location, location. We have land here that would go for $1M/Acre (commercial). We have land here in NC for < $1K/Acre. It all depends on where it is.

In Madison county IL you can get some used up farm field for a bout 15,000 an acre. Or you can get a small valleys worth of woods for a about 10- 15,000 and acre. Yeah if frikin sucks :{

The question is about hunting land, not million dollar commercial/residential lots.

hunting land about2 hours NWof the twin cities runs about 2-3K, sometimes less if you'll take in some wetland. If you go up to Grand Rapids/Hibbing (3+ hours north) you can find it in the neighborhood of 1k. It's tough. I want hunting land more then anything and I just can't get myself to spend that kind of dough. I also don't want a 3 hour drive. I guess it's hunting the inlaws and public land for me....

With the current low interest rates land prices in general have been up. Where I'm at10-15 years ago you could buy farm land for $1000-1500 per acre, now its probably over $4000

$3,000 to $3500 an acre seems to be the norm for prime hunting land here in west central IL. I wishI would have bought some 5 yrs. ago at $1,800 an acre-----hind sight is 20/20.

I'll presume that you meant bare ground , the value of which is quite variable here . I've seen a single acre with road frontage and nothing else go for 20K , and 160 acres go for 80K , a lot depends on where it is and how many acres you're buying . Median would be around 1K per acre .

Farmground/hunting ground in my area used to sell for around $700-$800 an acre tops no more than 5 years ago. Now, you can't touch a piece of alkaly for less than 1800 an acre. Prices go from 1200-2500 an acre here now, and the land isn't anything special, most of it is just decent farmground that holds tons of pheasants....

Depends, for large tracts 25 acres+ it goes for 3000 to 5500 an acre depending on how much road frontage you have. For little 1 acre -3 arcre parcels for McMansions its from 75000 to 300000 an acredepending on the neighborhood. A nice 1000 acre farm in this area goes for around 5.4 MIL.

My father and I have a small farm (100 acres) and two years ago the farm between us and the road went up for sale. The man wanted 1200 an acre and my father tried to lowball the guy 800 an acre (against my advice). Needless to say the guy didn't bite and someone else picked it up around 2 months later. Now it wouldsell for around 2000 an acre and we probably won't get another oppurtunity to buy it for several more years if at all, and Idon't even want to think about the price then. So just a word of advice, they ain't making anymore land, if you get an oppurtunity at a reasonable price don't blow it like we did.

I am in the process of purcahsing 68 acres, 45 tillable,that is adjacent to my parents' and my farms. Paying about $3500/acre with no realtor invovled. It is a lot, but it is worth it to me. I have nothing against realtors, but the price would have been higher just to cover the realtor fees. Next year's deer season should be awesome!

I don't think there is a bad taste for realtors in general, just the fact that if a realtor is involved, then chances are it is listed land and the chance of getting a below market price isn't there. That's why I said to go offer a farmer some money for a non tillable piece.

Land where I live sells for about $1 million per acre (no kidding!). Of course, that's residential land in Arlington, VA. We have two parcels of hunting land in Rockingham County, VA.

The first one is 40+ very steep mountain acres that we bought for ~$180K. It's near Criders, VA, really remote, right next to WVA (I could literally shoot my bow into WVA). Wonderful view!

The second parcel is 98+ acres in Fulks Run, VA. Less remote, beautiful mountain forest land with a creek,CRP field imemdiately below it, anda one-lane dirt road through it. Backs up to George Washington National Forest, with no public access points (other than private land like ours) for about 6 miles. Lots of deer and turkey, and the only competition in National Forest is from our neighbors. We're trying to sell that land for $699K.

I hear ya, $3000 per one foot of lakefront here on one the lakes near me. So a 100 ft wide lot goes for $300,000. I can't even fathom...

Start saving your money. When the interest rates jump back up cash is going to speak volumes. Right now people can afford to finance more than they normally would so they can afford higher priced land. We've got a population bust coming on with the boomers growing old and if interest rates soar, and all these big houses forclose, having cash in hand is going to be able to get you some great deals. Plan now for future buys rather than trying to have it all now at higher costs.

Talondale is right. I expect interest rates to continue to climb.The Federal Government isborrowing now, when we should be saving up for the retirement of the Baby Boomers. And we'll have to increase tax rates substantially or else borrow even more once they start retiring. Given the popularity of tax increases, my bet is heavy on the borrowing. This will continue todrive up interest rates and depress demand and prices for real estate. Then cash will be King! mwahahaha!
