Default What to expect????? advice please.

My cousin and several of his buddies have aquired a lease for the 2010 year. Its 800 acres. the terrain is a mixture of hardwoods and pines..has one decent size creek that flows on the edge of one side of the boundry. An old large farm pond near the middle of the property and a clear cut where about 30 acres was used to plant corn about 5 years ago.

There are 2 dirt access roads.One runs N to S and the other is kind winding around the perimeter. No major highways border it. Just a regular 2 lane where the homestead is. an oled farmer who didnt care for hunting owned it but passed away and left it to his 2 daughters. there not selling but are leasing it for some xtra cash.

They let him scout a few hours for a day but want payment before they can begin working and setting up the property or doing any heavy scouting.

The local neighbors claim to see deer quite a bit near the road on the north end of the property but no on knows much about the land .He got most of the info about the land form a topo map from the courthouse and using google earth.

He has asked me to pitch in on the heafty lease price but i feel like we dontknow much about the properts deer population.Howver thers another club lurking in the back desperately wanting this if we turn it down. I figure one year wont hurt even if it doesnt turn out to be a honey hole.

THE PROPERTY HAS NEVER BEEN HUNTED IN THE LAST 20 YEARS!


What do yall think?? U think there may be some monsters in there??or it could turn out to be a ghost town?

Scouting will tell you what you want to know. You'll have to get out there and see the amount of rubs and scrapes are there. Specially look at the size of the rubs. If you can see the tracks, they'll tell you deer size. The pellets they leave will also clue you in on the bucks that are there.

Try and get more feedback about what people have actually seen with their own eyes to get an idea of the bucks that have been spotted.

Since there's another club desperately wanting this lease too, that may be an indicator they know something you haven't yet found out! Hint, Hint!

Seems strange that someone would try to lease a property for hunting with out letting the prospective leasee look it over first .

If there are deer in the area then it is a no-brainer. You don't say where you are located so it is hard to give a lot of advise. Lease it for a year and see what is here, if you want a place to hunt, just don't get too many hunters on the property.

Not knowing much about where this area is, 800 acres is PROBABLY holding alot of deer. However, that being said, I did hunt a 200 acre farm once that had zero crops on it. It was surprising to me, the few number of deer there. They would bed on the fringes, and travel off property to feed and then travel back at night. You may encounter the same thing...hopefully you can get in early enough to get some food going if it legal in your area.

I'd ask them again to see if you can walk the property over, explaining that you have to know more about it to make a decision. A good comparison that might resonate with them might be a test drive on a vehicle, or a mechanical inspection before a purchase.
