Question Nevada or Colorado Hunting

Hi everyone,

I'm Chris, a new member on here out to learn exactly what hunters are looking for since we sell land and we commonly have hunters purchase from us. I figure why not just simply ask the hunters. I'm not here trying to sell, just trying to learn.

What hunting is like out in Nevada and Colorado? It's much different than the areas I'm used to with dense tree cover, etc. Seems somewhat similar to west Texas in the Big Bend area.

What is the typical game? We have had lots of photos of antelope sent back from customers. If you look for land out there, what features do you look for? I guess I'm wondering what separates "typical land" from "good hunting land".

If I were to buy more land, I'd want that land to also have a decent income potential from more than just the hunting aspect. Such as with the land that I have in KS., it has enough broke ground on it that is farmed, that it has enough good income potential that it nearly pays for itself, but also has enough cover, food, water, and animal genetics to have great hunting potential, with more than one species that can be hunted.
Of course if I were a rich man, I wouldn't care about income potential, I'd just look at quality of animal potential. Does the land have enough food, cover, water, and genetics, etc. that if well managed the animals will be found there all the time and have the potential to be some great hunting ground for years to come. Also would have more than one species such as deer and pronghorn, or deer and turkey, etc.

Strictly speaking of hunting, you have to ask whether you want trophies or rate of success. Nevada has a draw for tags and although they have dynamite game, my success is about 30% in their draw. Colorado tags are, I believe, "across the counter" in many areas, draw in others. Both are neat places to hunt.
