Default a whirlwind 4 weeks - stars lining up

Our best friends are moving out of our neighborhood and about 7-8 weeks ago my wife gets the bug to move and I started kinda looking for a new home.

March 18th (Friday evening 4:30 pm)- went online to yahoo realestate and while browsing I found a VA forclosure home. 1900 sf, built in 2000, 5 acres of gorgeous white oaks, red oaks and deer sign, 6 miles from a Wal-mart, 6 miles from one of THE best schools in the state of AR, 27 miles from work ............... one of those times when everything looks too good to be true,

March 20th (Sunday) took the wife and realtor to house, looked it over good. Home has been vacated for 18 months, needs cleaned. No cracks in the brick, no holes in the walls, carpet needs cleaned, home seems in great shape though.

March 21st - (Monday) my realtor says the home is in day bidding mode - and my wife and I rush to get a letter of financial backing to make a bid. We love the place so much we offer a bit over asking price.

Have to wait until March 29th to find out the bid was accepted, however I go ahead and put my current home up for sale on the 27th (Sunday). I build a Tripod website, upload all the info and pictures and am going to save $8,000 in real estate commission if I can do a for sale by owner.

Thursday the 31st a man calls and made an appointment to look at our house. 21 year old, just back from Iraq. His wife said shes been looking for a house for them for over a year and couldn't find anything they liked. They liked our house, and the young man loves to bowhunt and he called back Friday with a verbal offer and wanting to look the home over with his Dad yesterday. We didn't haggle a lot, agreed on a price and signed offer and acceptance.


Unreal. 3 weeks ago made offer on a home + 5 acres, rush rush to get a bid in, it was accepted, then started feeling a bit of pressure to sell my house (bridge loan) and 6 days after I ran my house in the local paper and put it up for sale sold it. I close on my new house April 15th, close on my current house May 16th ......... 4 weeks to get the "new" house ready and my family moved.

Stars seem to be aligning for us for sure.

And ............. I paid $148,600 for my new home + 5 acres and the appraisel came back at $188,000 $40,000 equity at move in. Assuming nothing is wrong with the house ....... I've made a good move I think

I hope it's a fun/exciting experience for you data. Of course, it can be extremely stressful too -- lets shope not in your case. Congrats to you!
