Just wanted to throw it out there to all the fellow hunting net members.. Outside of hunting and fishing I do that part time gig (actually full time gig that pays the bills) as a mortgage banker and just wanted to inform everyone that the 30 year rates are in the 4's right now even with fair or less than great credit..
If you think this might benefit you let me know or shoot me a PM and I would be happy to take a look at it no obligation to see if it makes sense.. If you have anything over a 5.75% on a 30 year it is worth taking a look at!

Went to refi last week at 5%. Pulled it and will wait for under 4%.

Thats great if you like gambling.. I dont think you will see it though.. They have done exactly what they said they would do in offering rates in the mid 4'sand under 5% 0 point..

I'm at 5.5% on a 30 year. I do have a heloc I will be paying down. Not much sense in refinancing it, as I will be putting about a grand toward principle each month. It will be gone before I would recoup my refi fees.

The expectation was set that 4.5% would be an attainable rate and it is but the market has already begun to bounce back.. Call the same bank tomorrow and ask what their rates are. Just informing you. I watch Mortgage Backed Securities on an hourly basis and if you invest you saw a big gain in the stock market which will also make your interest rates climb.
Only reason I put this out there is to inform everyone that if you are looking to take advantage do it now.. I dont care if you consult me, your local bank or joe schmoe brokerage around the corner either way if you are going to do it do it now..

I called my mortgage lender today and am going to call them again tomorrow if they don't call me back. They had 4.875% listed on their website which would save me $hundreds.
