Default GOING RATE FOR LEASED LAND IN NY?

Gang,

One of the landowners where I hunt may be leasing his land. What is the going rate for leased lands in New York. The lease is for approx 400 acres and would be for all hunting seasons

We pay a little under three grand for 260 acres.Basically it should cost about what the taxes are.

BHW, be careful on the land that you lease and the landowner as well.
Some just want to "rape" you for everything you have. Some can afford to pay the complete taxes on the land..others cannot. If you set a high lease prescedence it will always be high to lease that land.
On our farm we lease land at about $4-6 an acre. Once it's leased you have complete control of all game harvested as well as who enters.
At this time there are 2 police officers that lease land for primarily goose/duck hunting here.
I am an arborist and instead of paying a fee, I like to offer my services for TSI (timber stand improvement) Landowners jump all over this idea.
There are times when a landowner just says....help that old orchard out on a yearly basis and you have exclusive rights. I always poo hoo the exclusive rights thing. I have never remembered saying...it's mine...all mine! I have posted land in my name, with landowners permission but that is just to help know who the "askers" are.
Sevices for usage of a property can win people over fast!

$4-6 per acre would be the normal rate from what I see.

bhw, If it is a good deer property I would offer the farmer $6.00 per acre, maybe a little more ( unless his taxes are higher) if he was willing to sign a long term lease. Pike

Good point, a long term lease is worth a bit more money. Also try to get first right of refusal. That way you can match offers if need be and maintain the property, or even have a chance to buy the land if the owner sells.

i lease property in Stueben County and between 6 guys we pay about $2,800 for 255 acers. Its cheaper if you go through the owner of the land than through a broker like we do.
