I'll be damned if I'm going to pay $500 with the thought of maybe getting to hunt MY property....sounds pretty stupid to me. And besides, I can get less pressure on public land than 1 guy in every 10-20 acres....I just have to hike farther.

Sign of the times.Good pressure free private land with ethical hunters on is getting very difficult to find In pa. Starts like texas if you dont own land or lease land your not hunting usually.I'm a loner hunter ,dont care to hunt with to many people and especially the hoards of 1,000,000 orange idiots that flood the Pa gamelands.If I'm going to hunt it is every minute I can find to do it.So it would have to be a place that is close so I could hunt everyday. I have traveled to the midwest for bruiser bucks already and 500 just about covered my license and traveling cost.500 hundred dollars is not outragous to hunt on good property.

I don't think its a stupid idea, but there alot of things to consider, is everyone that joins going to be safe?
Are they going to bring there friends?
Who's going to make sure the taxes get paid?
What about insurance?
If you decide to put a cabin on the land is everyone going to help build and pay for it?
Is everyone going to agree to hunt in a certain spot or are they going to get pissed when someone else is were they wanted to be?
Are the local people going to let you have a hunting club in that area?
If I'm paying to own something then I'm going to use it the way that I want not the way that people are going to tell me.

First, let me say that I got lazy once I started to reply and that's why my reply was so abrupt and mean. The elaboration....

I know $500 isn't that much to own land, but it is when you have to share it and decide who gets to hunt and when and where. So my money goes to buy the property that some self appointed individual makes the rules on. We know it can't work without rules. If the rules aren't in the best interest of ALL the members then someone gets shorted. Good luck trying to get 500 people to agree on the same thing every time.

And if I'm part of the group that owns the land then it is my property. At least as much as it is the other 499 peoples'. That's just too many people....you're trying to get better hunting and less pressure and yet you've got 500 people on 500-1000 acres. Even with only 50 guys there a week you've only got 10-20 acres a piece.

That is a GREAT idea. Only, you get a few people together and buy about 500 to 1000 acres, depending on what you can afford. Be sure they are close friends, and ALL rules on use and work on the property are spelled out completely. A good way to finance this is, since many people's houses have gone up in value, take a second loan out on your house to finance your portion of the land payment. You can get around 6.5% or less for 15 years, and not have to worry about higher, AND floating land loans.

I bought 120 acres and am in the process of having a cabin built there. I have ZERO regrets. My friends enjoy hunting there, and it has more than DOUBLED in value over the past 5 years. Owning land is great if you have good wildlife there, and locals who won't trespass and poach on your property. The more remote, the better, and cheaper too!

I bought my property about 10yrs ago-10.5 acres with access to the 100 next to me and built a small cabin on it.Best investment I ever made.The people that are hunting on it are by invite only,the hunting is absolutely fantastic and it's all mine.I can come and go as I please without worrying about who else is going to be there.
